Notice: Changes to Land Use Planning
Please be advised that the Township of Chapleau has passed By-Law 2017-32 regarding Pre-Consultation Requirements and By-Law 2017-33 regarding Site Plan Control.
Pre-Consultation:
Prior to submitting an application for an Official Plan or Zoning By-Law Amendment, Plan of Subdivision or Site Plan Control, applicants are required to have a pre-consultation meeting with Township Staff. The purpose of this meeting is to review all draft development proposals for the lands affected by the proposed applications and to identify the scope of additional supporting information or material required by the Township of Chapleau and/or other affected agencies to allow full consideration of the development application.
Site Plan Control:
All development within the Township of Chapleau, excluding most residential development, are required to follow a Site Plan Control process and submit a detailed site plan. Interior design and minor renovations (siding, roofing, decks, etc.) that do not substantially increase the size or usability of a building are exempt from this requirement.
The plan will need to include details such as elevations, servicing and drainage information, landscaping (both type and location), and access (both vehicle and pedestrian) in order to ensure that land is developed in a manner that is:
Compatible with adjacent or nearby properties and lands;
Safe and provides efficient access for both pedestrians and vehicles;
Provides and maintains adequate landscaping, parking, and servicing;
Meets specific standards of quality and appearance; and
Is built and maintained in the manner by which the proposal was approved.
The Township may also apply certain conditions to Site Plan Control. This includes design standards that are consistent with the Official Plan and design controls that regulate external building, site, and boulevard matters such as character, scale, appearance, and sustainable design.
